@Emma Hustiswell, they're separate - you'd negotiate the price and terms with the seller, and now that's your mortgage payment (principal and interest, or P&I)then, you plug that mortgage payment in, as an expenseso, use a mortgage calculator first to generate the monthly payment, based on the seller financing termshope this helps

I will fix things that break, but I will not make changes or improvements to the property just because the tenant asks.If they are that unhappy, give them one chance to break the lease and move out. if they choose to stay, that is evidence they are happy with the property and will fulfill their lease.

If you took out a separate loan secured by the second property, and that will be used as a second residence, then it is potentially deductible - subject to all of the other limitations of personal mortgage interest like the $750k balance cap.

However, in order to move out and continue investing I would require the refinance of the "BRRRR" method prior to the rent of the property to obtain additional funds for my next property and to move out.
