With the same example, 75% would make your MPP = 1.025m.This would still seem like a safe even once you account for, fees, holding costs, surpasses etc.P.S Im a newbie so still just trying to wrap my head around everything!

Steve is referring to a drop and swap where the LLC (partnership) is converted into a tenant-in-common structure by deeding (dropping) the real estate out of the LLC (partnership) and into the individual's names, holding for at least 12 months to be safe, and the completing a 1031 exchange (swapping).

There are certainly cheaper properties the further away from Manhattan you get, however I am particularly interested in staying close to Manhattan (1/3 because its still appreciating despite the market everywhere else, 1/3 because I live in that area so that makes PM easer, and 1/3 because a 20 mile drive here could mean an hour or more because of traffic), so maybe I am just being to picky...
