After the third time the repair failed in less than a week and this had been now going on for well over a month I called a regular HVAC repair company. 

For the stolen light bulbs, I have replaced them with the Cree led light bulbs ( if they can somehow remain in the unit, they tend to look like a regular light bulb and  last awhile and they don't make a humming noise).

However, my regular Clients call me often with questions before they even make the initial offer. 

It was a regular home, renovated, then ADU added, (exact one I am interested in).

@Jeremiah Roberts  The first person must have got a great deal if the owner wants to take your wholesaling deal over a regular offer. 

@Justin Grady I know there is a regular meetup in the Fayetteville area. 

We have Netflix and Hulu, but we also have regular Comcast cable.

Clearly the goal is to find someone who self manages and more importantly doesn’t raise rents on a regular basis.

We hold regular meetings in NYC and Toronto.  

A regular homeowner’s policy will not cover either of you.
