@mason @Mason Keith sounds like a proven strategy but completely different than your original plan - what are your goals with the purchases and how much time do you have to commit to it?

Also as others have recognized, congrats on saving up so much so early in your career!

I just closed on a duplex in Arlington, TX (different market, I recognize) which lies in a duplex community, but was built later than the others and has varying criteria as well, therefore the traditional sales comps method was difficult to determine the ARV.

In all likelihood, there will be offer / counter-offer anyway, so you can start sending out LOI's now and have your contract form reviewed by your attorney as long as he/she recognizes you're limited on your time to get the form approved/revised. 

Anyway I appreciate you looking out for me with that sound advice...just know that I recognize that making money by being paid at an auction to leave is clearly a dumb idea.
