Your best bet here is to check with a local appraiser and more importantly, check with your local department of building and safety to ensure you have approved plans to add this all to code.

Great.FHA has weird rules about counting newly departing primary residence rental income. 

I would highly suggest finding someone with experience in this department before signing anything.

@Ryan Harbert, if they're permitted by the local building department, I see no reason that conventional financing wouldn't work. 

Also tell them that you will file a complaint with the California Department of Real Estate.

I checked with the city and fire department and we did have proper egress.
