If you can't manage a bookkeeper on an ongoing basis, at least consult one to get you set up properly & have them show you how to keep track of your stuff properly.That's my 2 cents.

There are bank statement loans that use cash deposited but those are for self-employed borrowers and they require ongoing cash deposits not one lump sum of assets.

Copy of tenant rent roll including rent rate and lease begin and end dates, the rent roll will tell you how long a unit was unoccupied for turns and how many renter changes have come and gone in the past 2 years.Overall i'd ask if they have any ongoing contracts with vendors.. and whom have the found is reliable for service.. if they know the buildings keep using them. it's a fairly good size building with more potential than a 6 plex..

This is important as you can't depreciate the land for taxes so until such time as the property is developed you are paying ongoing taxes each year and money is going out and none is going in.
