Terrible communication.

Local meaning you have the right contacts on the ground; are able to communicate in real-time with those contacts & including in your budget dropping into the area on a periodic basis. 

Here's why:  it's hard, it's busy, and it (especially in 3cm thickness) communicates a premium feel in the most valuable room of the home. 

Getting info piss match will not solve any problems.For your next property manager, my suggestion is document all their mistakes and gather a bunch and communicate to them monthly, definitely not daily.  

Also have added one architect and one GC to my 'do not work with anymore' list due to lack of communication and followup on their side.

Ie lead funnels and management, offer opportunities, assignment of contracts, deal creation and buyer communication.

If your LO doesn't understand this, or cannot communicate this clearly after hearing your scenario...RUN.3.

Part of that is clear communication with the owner from the beginning about our standards and expectations of a tenant.

And maybe areas I might even see myself retiring to one day...But yeah, in the end, I guess it came down to which realtor in the few markets I contacted was the better communicator.
