Hey all wondering if anyone has any specific method especially for a newbie for doorknocking to find off market leads.

After about 3 weeks of researching STR strategies, a few lake markets in MO and AR, and taking a hard look at our current finances, I contacted a few agents in the area to get started.

I see no reason that I would expect poway or Mira mesa to out perform the general San Diego market.  

@Khayla WilliamsI strongly recommend against borrowing 100% for a propertyThere is significant risk in owning real estate including section 8 and maintaining the home in a certain condition and if you do t have the funds for those repairs you could lose it all.I always recommend people budget and save enough for a down payment and reserves before getting into their first property.

(b) Required Documentation (i) Limited or No History of Rental Income Where the Borrower does not have a history of Rental Income for the Property since the previous tax filing, including Property being vacated by the Borrower, the Mortgagee must obtain an appraisal evidencing market rent and that the Borrower has at least 25% equity in the Property.

Over the next year or so, I plan to learn as much as possible while also connecting with people in my area to gain a better understanding of the market and opportunities.

Make sure to keep records of your efforts to market the property for rental to demonstrate this to the IRS.

This means your children would inherit the properties at their fair market value at the time of your passing, minimizing or eliminating capital gains taxes if they decide to sell.
