I see some consolidation posts, but they are all for larger buildings, I was thinking of something like a luxury SFH that could be rented out on VRBO or Airbnb or something.Has anyone gone so far as to purchase a new SFH as their primary residence and rent out rooms or something?  

I noticed in my area that some of the really high end luxury brokers only want full time which makes sense but most local brokerages will allow part time agents.

Patience is really a virtue in this game, unless you have severely undervalued something.

rehab of 1M actually makes sense in some expensive areas in CA but only, and only in the luxury market.

I have been using VRBO myself as a guest for many many years so it is still my go-to site by virtue of habit.But our other property in the Texas Hill Country is trending more AirBnb instead of VRBO -- even though that area has been a destination site for a long time.
