We sold 2 in gulf shores because they got hit back to back years by hurricanes (sometimes wish we kept them) and the other because it was our lone property in that market and was not doing as well as locaL properties.Note if I was in the s&p500 at GR (which I was), it lost 48% between aug 2008 and mar 2009.  

It takes on a very light blue tint somehow that is very attractive.  

City Data and Google Earth are pretty helpful; as is working with a local broker.

Make posts in local Real estate FB groups, if you have a great deal 100s of investors will message and comment.

Are you local, or investing from out of the area? 

Find your local Private/Hard Money lenders and partner with them.

But my sample size is greater here in the US. ya myself I had horrid room in Venice  also Rome   London and Paris were OK when I went for local brands.. 

Must know local market well, and be familiar with local ordinances. 

Attend local event, and in podcast

Even facebook might have some good local groups for you.
