I would not do this deal for the following reasons:-Austin has had a tremendous run and while I do not see a huge downturn, I do not see how the run can continue at this level-Huge number of rental units coming on line that will bring down occupancy levels and rents will follow-Your $160 per month HOA fee WILL jump once the complex is sold out. 

That’s the hurdle.I do have a long email into an online private money and Hardmoney lender telling them my exact situation, maybe I’ll hear back from them today or tomorrow. 

This also leads into if I should evict all the tenant (3), renovate all units before closing, and then post for tenants, or decline the 203k and renovate as vacancies open. 

From what I’ve seen online it looks like a c+ neighborhood.

One of my first leads came in yesterday and I wanted to solicit some opinions on how to proceed.

With this capital you need to be spending 10 to 30k or more PER month on lead gen.3. you need to be vertically integrated and have salesmen/women working for you.

Once you have the conversation started, follow your Landlords lead with what he says to continue the conversation.I would suggest presenting him with a few offers to give him options between 3 or more offers rather than the option to say yes or no. 

I haven't seen anything from wholesalers that looks any good to me, but I also know that I'm only getting the leads that their best flippers haven't taken already.
