Our family is growing and we're looking at upgrading to a larger home. 

However, I am seeing more municipalities / school boards annually review larger properties (>$1mm) titles for any changes and will reassess based on what they dig up. 

We have the technical know-how, and experience to renovate and repair.

I have an LLC (Single member self managed) I just started for general contracting/ renovations repairs for customers. 

We are looking to move to a larger home in the next 1-2 years. 

(We do also need to buy a larger home at some point.)My rental investments were bought at 3.75-4.25%, as owner occupied, 30 year notes and 5% down. 

Tenant B is needing more space and renovations or they intend to leave as well.Tenant A hanging around is going to make it difficult for me to plan and perform expansions and improvements for Tenant B.

When was the last time you heard about a home renovation project that came in on time and under budget?

The reason I estimate $120k in repairs is because I want to increase the ARV and increase rents, which brings me to my next point:A 4-unit renovated comp with the exact same specs showed up on the MLS today for ~$1,600,000!

It’s gonna need some renovations, so I am excited for the chance to learn along the way.
