The way I underwrite my deals is 5% vacancy (used to be 3-4%, now 5%, though does depend on the market you're in), 5% maintenance, 6% PM (though again depends on your market), and then another 2% for landscaping/snow/other.

Im not worried about living in a C-class neighborhood with plenty of homeless and trash strewn about, nor living next to tenants or doing maintenance work/landscaping myself, what I am worried about is that when I move out (2 yrs at most) and have to hire a management company that any cashflow I am making while living there could be reduced to hardly anything worth the hassle.

Rehab included new roof, full kitchen, flooring, central hvac, upgraded electric and plumbing, water heater, bathrooms, walls, paint, insulation, tree removal and landscaping.

Here's an example from one of his classes:•4 Bedroom, 2.5 Bath•Roll in all extras like AC, landscaping, fence, etc•Total purchase price $350,000•20% down payment and $5,000 in closing costs•$75,000 total invested•Manage it yourself•8% Maintenance Reserve•New Construction: you’d expect it to be lower for the first year or two…Note, he's using a 3% assumption.
