The down stairs is our main floor the bathroom and kitchen and deep sink are slow they are on the main floor and I have snaked them.

We'd do a large rehab (not gut but pretty darn close - all new kitchens, baths, moving a wall here and there, roof, facade, flooring, etc.) and are considering creating a reverse layout in the top unit so that we can keep it a legal 2 bedroom as opposed to a legal 1 + den.

BTW this can be done worldwide from the comfort of one's kitchen table...

And then there's strucural, plumbing, elevtric, kitchen, baths...What - $65,000 all in?

The repairs would be 20k higher to flip. ( new windows kitchen rehab etc) Rents just are not that high in this area Spokane Wa Its a very large house 3000 sq ft.

If you are in a decent location:- wood or vinyl plank floors- granite countertops- 2 tone paint- washer/dryer hookupsI get the granite done for about 650-900 dollars for kitchen and bath. 

Also, why didn't the inspector see the illegal vent pipes under the kitchen sink?

I also plan on putting some money into the kitchen new counter tops/appliances, before putting it up for rent.
