A lot of strategies involve a quick close.  

You can remodel them, but before you get involved you will want to consider that they may be more difficult for your end buyer to finance.

I wasn't involved but it sounds like that dude misled a lot of out of state investors into buying houses in the hood that were supposed to be rehabbed and never were.
