Since I am not yet convinced that this is mold, removing the doors and replacing with curtain seems to be excessive. 

Just going thru this myself in Calif with drought conditions AND penalties for excessive use. 

It may seem excessive, but these deals are usually the same amount of work to close as a $2 million deal.

The property in an LLC will not provide the excess liability coverage to protect your other assets.

To make electric included work I think you would need to be sure that the amount included in rent covers your cost pretty much always and then have an excessive use clause for those who are way over. 

Pro forma cap rates need to be in excess of 8-9% for me to get excited.

They tend to be mid to high net worth individuals or other flippers w/ excess cash.

Make sure you balance that personal budget (and by balance I mean have some excess income for savings each month). 

If someone sues the IRA related to it's activities, courts have determined a judgement in excess of the IRA value can look to the IRA account holder.  

I tend to be somewhere in the middle, in that I like to pay down my debt early (using my excess cash flow) and may accelerate this more down the road.
