@Dimitri Wilson most of these look like valid complaints on the surface: lost water, no heat, frozen water pipes, water damage in the bedroom, toilet leaking, etc.I just took over management of 24 units that the owner was "managing" on his own.

This includes: Fire rated ceilings or walls, smoke detectors, co detectors, fire rated doors, separate electrical and heating systems, and probably some reconfiguration of the interior.

Each unit has its own meter/box and tenants pay for central heat and air for each unit.  

Just heat tape them like you do mobile homes .

The maintenance fee is not very high, nor very low, $360 includes heat, hot water and gas.

Fast-forward to today and I’ve spent about 20k in insulation/siding repairs/heating system repairs etc….nothing that added any value, but just your typical repairs and maintenance you find in a flip.
