The owner/seller will have the most incentive here to make the deal go forward (getting a nice check, most likely) and may be most likely to remove any obstacles to closing.And you have the most leverage before (not after) signing.

We got that person to agree to an eviction/buyout but would never put the eviction on his record in exchange for his cooperation.The day of the sheriffs eviction,  28 people were removed from the basement along with over 300 stolen bikes. 2 firearms, a giant fish tank suspended 6' in the air.
