I think it's important to realize that sooner or later, every investor will have their share of wounds to lick.  

There are a few national lenders that may do it sooner than that but have higher interest rates.Any bank will give you a loan 70% LTV (assuming you qualify) so thats nothing special.

The original capital gain is recognized in 2026, or when the property is sold- whichever is sooner. 

Do you need the income from the investment sooner or are you ok waiting until you intend to take distributions from the 401k?

That being said I do believe the market across the nation will catch up with itself sooner rather than later.

@Angela Dani I prefer the term Venture development; "describing economic development activity that is focused on using best-practices and activities of experienced business mentoring in order to help create venture and angel-capital-ready firms which have the promise to create significant economic wealth"From my experience it is best to hold/BRRRR in these areas as they rapidly grow in value and comps aren't solid when determining a flip value. my biggest lessoned I learned was not getting started sooner!

I have some nicer 2 bedroom places that I'm charging $600/week, there's no swimming pool or gym but people can do their own laundry and cook their own food.I only rent to refinery contractors. 

Let her know that you are willing to work with her but you need to know if she is planning on returning because if she isn't, it would allow you to re-rent her room sooner, thus reducing her bill.
