@Andrew RyanI am not a legal expert but a 60 days notice is quite generous because the most you need is 30 days.

With enough discipline, you should be able to use credit cards to your advantage and even take advantage of sign-up bonuses.

I never looked at it from a liability perspective and bonus for the fore thought to move to the rental entity if you are foreclosing! 

The magic formula for my company was paying them up front per lead PLUS a back end bonus when the property closes.

The landlord laws are a bonus as well, that's something I definitely need to learn more about.

Thanks Seth, yes the thought of the extra income is a bonus. 

This reminds me of when you finish university and employers are asking for 5 years experience for an entry-level position and then you manage to get that one job and you smash all the records of all the folks who have been working there for decades and your manager start throwing bonuses at you.
