Did anyone do a full rehab so they could do a refi?

In the new house I had to do a Full gut and refinish in the basement, refinish and lay matching new hardwood throughout the entire house, as well a a full custom kitchen, and updated the bathroom as well.

A lot of my clients here in the Chicago suburbs use this strategy to pick up there first few properties before they start having to rely on savings for the full 20-25% down payment. 

Investors are now stuck with a shell that is not rentable, can't be sold on the open market anywhere close to the price they bought it for, and they can't hire a US based attorney without spending at least another $10k to fight ABC.After much deliberation, ABC recently offered to buy it back for the same amount, but have not filled out the contract fully, have not presented any estimation of closing costs to the investor, and have not allowed the investor to be represented. 

Then that next deal will come even easier.But here's the thing my green grasshopper..You will most likely not get anywhere if you ask other people "how do you get sellers", because honestly, unless someone says "get a website" you are fighting a losing battle. 

We don't have enough experience to handle full process on our own, so we are looking for competent partner who can help us out on this one.

If you hold a full-time job and are on the flip nights and weekends, your hold time will stretch out.

I would love to join and explore the ins and outs of the dutch market and expand a portfolio by turning this niche into a full time job.

On the acquistion, the ideas is that the investor may offer full price on terms and then find a Tenant Buyer to exit.
