My family and I do watch an occasional show but spend most of our time making fun of the bad math, sure hope I can miss a budget by 100% and still make 90k.

There's some decent deals occasionally though.

I still come across the occasional MFR that hits the 1% rule.  

I primarily buy from the courthouse but occasionally I will buy from a pocket deal or from MLS.  

good guess, buying 4/5th of the appraisal is a possibility but we are just starting out and since the property is owned and has a buffer to fund the occasional utility use and taxes, it literally cost 0$ we would like to build some experience in real estate and capital before considering buying it from the rest of the family.

"Better off" is a relative term...however, I occasionally have 4 bedroom homes in certain areas that WILL generate more income if rented to a group of roommates, in my specific cases college students or recent grads.

Also, tracking tenants who rent rooms out on Airbnb is an occasional issue.  

Although, I have to admit, I'm still a little uncomfortable, since the house is 4 doors up the street from my primary residence and I see them occasionally driving in the neighborhood.

You'll get the occasional sale pitch but not you need to expect that.  

Just want to make some money occasionally!
