One of the most important elements in order to qualify for 1031 Exchange treatment is your intent to hold the property for rental, investment or business use purposes. 

I would guess you would have to put a little money up in escrow that was refundable, then you could go through your everything you need to do but i don't know where you are going to get the money for everything else like plans engineering pre app with city phase 1 environmental.

It take a lot of the multi family element from the park as it is like a daily/weekly rental.

Normal conditions, include financing, inspection (building and environmental), title search, etc. 

The longer the building stays open and exposed to the elements the more potential damage can occur.

So off goes an eviction letter, and 3 days later, I get served with papers, and a lawyer's bill (her new environmental law lawyer, I kid you not) who took her case for free, and me, for a ride.So that's who I'm dealing with.

Along with the other great replies here, just wanted to point out that good neighborhoods with great schools and community can and do become bad neighborhoods with poor schools and community through redistricting, rezoning, age and obsolescence of the area, possible environmental issues, freak earthquake or flooding not covered by insurance, etc.
