I wouldn't even consider moving forward without proof of a legit deed on the property, a full property inspection (by someone other than anyone with any relation to the seller), I would check tax records, I would confirm the tenant lease, and I would most certainly physically visit the property.I'd be shocked if this is a real thing and not a scam...

Lessons: 1) Don't like the answer, go elsewhere multiple times, 2) no mega banks, 3) work with a friend to fix small stuff that comes up, 4) VA loans can be used on more than one home so long as don't exceed the cap ($453K) however, VA funding fee is more each time and there are other rules to follow with intent and occupancy you need to be informed of 5) some mngt companies are passive in repairs, checkups and finding tenants (due diligence and ensure they meet your criteria instead of you meeting theirs 6) rental and appreciation markets vary drastically from place to place...your #s and analysis must adapt to the area, 7) around a bustling base or post...use creative marketing to attract your target audience because you speak the language to a large portion of the people coming and going. 8) If you use mngt company...help them succeedThere are allot of scam artist companies that capitalize on the dependency of a relocating Mil families...while giving poor service with a smile just to sell something.

It affects it, whether one realtor has not encountered anyone that outright told him it affected their purchase decision.......In high tax states, the deduction factors into peoples purchase decisions because it affects affordability, just like INTEREST rates do.....
