How do you treat your expenses for eating while you working on your property away from home?

Years ago we left cat food out for a feral and found possums eating it! 

The costs to resell and to hold would eat all that up and then some for a net loss as a result on this so called deal.

Repair costs, vacancies and especially taxes I learned can really eat into your profits. 

I don't put carpeting in my rentals so unless you have a chewer eating cabinets, doors or trim I think its pretty safe and opens up your tenant pool.

A props can absolutely sell to OOs, but unless you find an incredible deal, your PITI will eat up your cash flow, which makes it purely an appreciation play for 15-30 years .

You will need to hire and be reliant on contractors and PMs, and that will be expensive and eat into your cash flow, especially in the beginning when you go through a few duds to find the good ones (and you will, don't kid yourself).

Just eat the cost and get it taken care of ASAP.If it's a SFH, you can do what others say and have a portion in your lease that says after 2-weeks, it's on them.. but again--tenants won't pay, so you will just have a big bug problem when they leave.

I have seen people with no pets who are absolute filthy slobs and then people with 5 pets where you could almost eat off the floor it was so clean.
