You will need to hire and be reliant on contractors and PMs, and that will be expensive and eat into your cash flow, especially in the beginning when you go through a few duds to find the good ones (and you will, don't kid yourself).

Just eat the cost and get it taken care of ASAP.If it's a SFH, you can do what others say and have a portion in your lease that says after 2-weeks, it's on them.. but again--tenants won't pay, so you will just have a big bug problem when they leave.

I have seen people with no pets who are absolute filthy slobs and then people with 5 pets where you could almost eat off the floor it was so clean.
