I do have a follow up question, would we not save on taxes by doing a BRRR strategy vs buy and hold ?

This is a difficult and aggressive strategy, and it means you'll spend much more time upfront finding the deal; this goes without mentioning the risk of doing this while managing a family life and a busy job.First step is understanding if that cash-out refi is even an option. 

My focus has been a deep dive into learning about different real estate investment strategies as part of diversifying my investments.

If I apply that exact strategy my house would only cash flow $25-$225 a month.
