Why don't you think you can't find a BETTER deal than this elsewhere?

I’m willing to not make any money off the first deal if the investor is looking to work with me long term.

@Spencer CuelloSpark Investment Group generally does 506b deals open to sophisticated and accredited investors. 506b rules require syndication sponsors have a relationship with the investors prior to entering into any investments.

My niece just passed on a deal for a new Airbnb deal.  

I've sat in on some of the 90min deals too and could tell pretty quickly that they weren't the experts they say they are and certainly gave a lot of false information about how sales work locally. 

You have no obligation to rush into a bad deal.  

If the rental number are bad it's time to sell and move into another deal.

What made you interested in investing in this type of deal?

Lots of different options here.There is always a private money option - either a one that you find through referrals (like Roman Labos mentioned above) or you have a friend or family member that will finance the deal.
