I deal with both sides on a daily basis and see good and bad in both.  

I have about 30k seed money available to me right now (not including money I have set aside for daily expenses) and would like to add another 30k in new credit card money.  

I also do not know the reason and am left to conjecture that it may be due to the effort to make a place comfortable and familiar or a need for certainty and routine in their daily living.  

I check in with them daily to try and keep on top of it, but I don't want to have to hold their hand all the way to the closing table.So here's the twist, someone that had seen the property a week prior, just called today and said they wanted the place.

There are a ton of investors in my area and more coming in from all over the world daily. 8% is the standard cap rate for the area.

Though I have browsed sites like this and have looked at sites like zillow almost daily for years now.

Find your motivation, remind yourself daily, educate yourself in the nuts and bolts, surround yourself with good people and take action.

This is common amongst the majority of college grads, so you are not alone...I see this situation happen almost daily. 

It's very respectable, and often moves at a reasonable pace, because the money comes from outside of the real estate market.If, on the other hand, you are planning to work in REI full-time, then you can choose daily practices and occupations that will enable you to learn and be put in front of great deals.
