Any responses or criticism is much appreciated.

Since I locked in late March the rate has gone up 60 basis points, not dissimilar from what others are saying above.There was a second reason I wanted to get another large property purchase in this year which I thought I'd raise in this discussion, that second reason was rising inflation.

I’m not anti wholesaler I’ve done it in the past, but I think the mls part… it’s just not ideal for anyone. that’s not just a critical statement but for your sake, you will get a lot more tire kickers and people with financing types that won’t work for wholesale. 

When you hit a point of critical mass, the cashflow vs. percentage of professional management costs justify the overhead of in-house management.

Is it just that it is easier to blow smoke and criticize everyone else's deals rather than share your own?

I've seen this criticism of Columbus a couple times on here (that it is suspect because someone considers it part of the Rust Belt).

This is where, when you go to log in, besides a password you also need to put in a code they text to your phone, or (even better) a code you get from an app (like Google Authenticator or Authy).It's hard to believe, but there are still banks that don't support this, and besides using unique passwords for each account (do NOT reuse passwords) it's a critical security component in my opinion.
