Of course, if you became aware of your tenants using the electrical or the telephony services to carry out criminal acts, the situation would change similarly.

Laws around the country are preventing housing providers from running background checks, criminal history, credit history, eviction history.

Any criminal history for anyone?

Not for damages but my sister was asked to assist in criminal prosecution of her tenant for passing bad checks. 

I did take out a criminal warrant against the female as she was the one with the steadier employment. 

Failure to follow those regulations can expose you to tens to hundreds of thousands of dollars in legal exposure, both civil and criminal.   

@Sebastian Pociask what will show on the criminal history if they have a "CPN"  and say a common name like Joe Smith? 

Tenant fills out our application (and that does include all the dob/dl/ssn info which we use for ordering our own credit, criminal, eviction reports.
