It gets cumbersome, to say the least and I now appreciate more what some back office staff can do when focused on something like this.Anyways, under mint you can create categories for your spending so it's just a regular occurance to go into the platform and categorize your expenditures.Another option is to open a business account on a per property basis.

Of course as the owner I'm leaning toward partial liability to tenant for creating the hole in the tub that leaked water to the bedroom and damaged carpeting; as well as partial liability to PM for waiting 2 months to fix the leaking ice box water line which worsened the wet cabinets that resulted in mold.PM sent me the estimate and asking how I want to proceed.

Me personally, NO DEAL because unless they're truly ready to sell and ultimately take advantage of your help (investors are problem solvers that specialize in creating win-wins) then you could waste time at a profit margin that only seems like a win for seller and not another investor.I like to keep the ball rolling.

The liability is too many "sticks," all the balusters that create a very cluttered look, as well as obstructing half of the lower story windows.So first, let's replace all those sticks with a material that is less visually obtrusive, emulates the architecture, is far more updated and hip, and affordable.https://youtu.be/SPKgdEqnR3QYou could also do a slightly more designed baluster at the second-floor front-facing landings to celebrate those entries and add interest.Wrap approx. the bottom third (or 36" to the railing) of the second-floor posts with 1x to give them more visual weight, and create a very simple capital at the top.At the very base of the stairs (ground level), create two simple but very LARGE newel posts, and if at ALL possible, cap each with a very clean-lined light fixture.
