If you accepted a deal at $320,000.You will prolly net around $290,000 if you factor in realtor fees, transfer taxes, title costs, etcThat means you will lose $80,000 on the deal($370,000 less $290,000).I am a little skeptical that you will make up for the $80,000 on a new deal.

So that just tells everyone who you are and where you live.One way I think LLCs can simplify your life is when you want to transfer ownership.....lets say to one kid and you have 10 homes in the LLC....one document can probably do that, vs 10 deeds and 10 filings at the courthouse.Good luck and let us know what your CPA says.

I'd say I have a 50/50 chance of sub-metering (which would be the ultimate win), but if not I'm feeling confident I can still make a huge dent in the bill with low-flow toilets and a comprehensive plumbing inspection.
