none of them. get closer to a capital market and major city within 30 miles. all of these are too far. look at homestead or north of palm beach county, closer to tampa, etc not an hour away these are over delivered and new builds from tract builders are selling for less than 200 per sq ft right now in some of these markets rents have softened. there's no jobs or macro city that's driving these areas. these are softer markets for BTR than other ones. get more involved and directly contract with builders. miami dade county, even Orlando has better 

Planning to build 4 bed 2.5 bath 2200 square feet. 

I'd build at least 3 units. the DSCR loans we underwrite get 1.6 debt coverage and because we build under 4 units they have so many exit strategies depending on which appraisal method goes for more. 

One of the buildings where I have a condo changed from coin to card operated laundry and they really liked it. 

However, the increased interest rate is a significant consideration.Breaking even on the Farmington condo: While not ideal, remember that you're still building equity as the tenants pay down your mortgage.

Mike,If you are not going to cover your belongings and the parts of the Building you ar responsible for, another avenue to try is to see if your Homeowners policy can add that location for Liability only.

In the next couple months, we are demolishing the rental houses and building metal buildings/flex space with many units that we will lease out to many tenants. 

In terms of the building you are under contract on, is it brick or frame? 

The drive is a horseshoe shape around the back of the building (only one building on the property).
