there are ways around credit checks, but you pay an even higher premium to do so. best bet imo is to partner with someone as a passive investor while you learn comm real estate and boost your credit score.

I have found an opportunity to build four duplexes on several vacant sites.My thought was to buy the land with cash but not sure on how to fund the construction.Each duplex will cost approximately 175k, so 700k total.

Or would it just make sense to factor in my 10% Cap/Repairs/Vacancy/Management for the total rent of the building (planning on renting it from myself) instead of treating it like 2 seperate condos.
