I would like to start out close by where i live which is the Orlando-Kissimmee area here in Florida but Im open to learn and discuss about other markets as well since I want to invest and build my protfolio nationally later on.I have no experience on REI besides the knowledge gained from bp, youtube, etc.

The only problem is I live there,  so I would have to move to the new property or one of my other units if I sell.I don't know where your townhouse is or what its worth on the open market right now,   but its safe to say from what you bought for and when its worth probably around double what you paid if well kept.

Usually when you replace a sewer , you are only opening up about 4 ft wide at the house , and unless its a full basement with a bathroom the ditch is only about 4 ft deep on average .
