Underwriting (AKA Analysis) is the most important aspect of the game.

The town is consistently listed as one of the best places to live in America. 

Most syndicators out there aren't doing all of the jobs themselves, they're partnering with others to handle the aspects they're not experts in. so keep an open mind, get out and network to find folks who know how to do what you don't.

I wouldn't just focus on one strategy I would focus on multiple at one time and make sure to stay consistent.

Property management is one of the more difficult aspects of real estate investing that can be kind of a thankless task.

I wanted to go on record as saying I just had my first networking coffee meeting with someone I connected with on BP: @Kyle PotswaldKyle was kind enough to sit with me, give his insights into lending (his business) and other aspects of RE investing.

I consistently get told I'm "Trying to cheat the system" because I use debt to acquire properties and I am going "to lose" because "the banks can take back a property whenever they want", what? 

Make sure you go to the real estate investing clubs consistently.

I have another question if you guys could help out.Would I ever have use for a hard money lender being in the wholesale aspect and are there other types of lenders like hard money and banks if I choose to do what you guys are doing.

Also, if I buy a rehab with cash, but I will need financing for the rehab/repair aspect, how does that process work?
