We engaged a builder to finish the basement mid July 2019.After the builder submitted the plan for the un-finished part, it took the builder and the city a while to find out that the previous owner finished 3 rooms (2 bedrooms and 1 living room) without permit.

Here's some additional information on how I did the calculations in the report, as well as some insight into my current situation.Average Rent: Did an initial search on Rentometer for average rent in this area (calculating based on $725; 3 bedrooms).Expenses: I am using the 50% rule to calculate my expenses which is why I have left the "Fixed Landlord-Paid Expenses" empty.

I'm sure most tenants would like to have 2 BA, but there is usually not enough space to add one without losing a bedroom in a two-family house.

AND the original flooring in kitchen, dining and bathroom was ceramic tile, which means this flooring is an obvious upgrade.Didn't care.I showed them I am selling this condo for the highest price I've ever seen in this complex, at this size and bedrooms.

Second, if you know where you may be stationed for a while, it would be worth while to look at potential homes that have a decent amount of bedrooms that you can liven one and rent out the rest.

One unit upstairs rents for $450.00 one bedroom one bath. 2 units on the Ground floor rents for $500.00 each . both have two bedrooms and one bath.Roof replaced in 2019 , leach field replaced in 2019.
