Personally, I would say "no", I don't like them do to population and job growth forecasts, but to each his own.

Second, they are looking for major employers that are stable and even the type that continue to attract other companies and population/job growth.Believe it or not, that does eliminate a lot of markets across the country,but it also leaves a lot of markets that not be great long-term buy & hold markets.

After showing him the numbers, very conservative retail price - 10% for closing and commission I was able to show the guy he was asking too much for the property, and told him that since a renter was in place that many people would not consider the property with a current tenant and would probably be limited to an investor group that would be the target population.

If there's not enough population to support the number of storage units in the 3-5 mile radius, then you're going to have to compete on price.

However, just because in my neighborhood I only see blue jays, mockingbirds, robins & crows, it would be foolish of me to draw the conclusion that the avian population is limited to those 4 species.
