If the tenant is current on their rent, you are probably best off to pay to fix the hot water yourself and then bill it back to them -- maybe in monthly installments they can afford.

For 28 storage units, I am wondering how you can afford to provide 24-hour protection and access to units for your tenants since I imagine tenants like to have access no less than Monday through Saturday between 8 am and 5 pm and that has to be a lot of labor costs, payroll taxes, etc.

Now that I’m dealing with the commercial, I have to double the amount of research and learning that has to be done, and a lot of the time I have a hard time finding commercial laws, etc. that being said, if you’re a successful business owner with 40 employees, hopefully you can afford carrying costs with vacancies if you need to slow down, or afford attorney fees to have a good real estate attorney on retainer to save you some research.
