In this context your DTI was improved because you converted the use of the property from a primary residence into a rental income which allows you to offset your mortgage payment.Keep in mind the two conditions to not count your 10 FNMA loans available is based on these two criteria:- you hold legal title in another entity- you're not signing a PG (personal guarantee) on the commercial noteIf you achieve the above on each 1-4 FNMA loan you have then yes your 1-4 unit property wont count against your 10 FNMA mortgages available.
