I'm a new landlord, haven't even collected first rent from tenants yet on a 3 unit in a city of about 100k population.

I assume this would require some sort of formal parcel/lot split with the city if it were allowed, anything else that would need to happen?

I aim for top of the market, but my place near the city park gets higher rents than the one near the industrial strip.

I am working under the Keller Williams Realty Greater Quad Cities office.

But I'd still like to learn how to research this in case we want to diversify and invest in other cities/areas.Please advise.

@James WiseAnother great idea is if the city has online code violations that are available to the public to vIew .look up code violations on propertIes that are distressed wIth burnout landlords
