Hi Josh,I love AZ and the areas you mentioned.PHX is a sister city to Charlotte NC so our price points and RE are similar.Yes even SFHs in subdivisions will have HOAs. as does EVERY CONDO/TH complex.Before you decide-- find out EXACTLY what the HOA covers.In condos/th here, the norm is to coverall yard work, landscaping, EXTERIOR MAINTENANCE (love that!)

I am real estate investor in Jacksonville, North Carolina and a marine at Camp Lejeune I recently got told that I am going to be going back on another deployment sometime here soon and with spotty internet service and communication abilities I was hoping to look for some advice or insight from others who have been investing and how they handled their assets while overseas.

I excluded most SE markets given distance from me, but otherwise saw that there are several markets in TX, UT, NC and even CA that look attractive when balancing appreciation and cash flow.

I now have it priced at $94.9kIt is in a small town in North Carolina over 2 hours from where I live currently where the real estate market is pretty depressed, and I was thinking that selling the house now would keep me from having to invest in additional repairs and maintenance as the housing market continues to decline. 

Based on these criteria, areas in TX, UT, NC and even CA emerged. 

Is there any good recommendation for a title company around Burlington, NC?
