Hi Jake,Sounds like you found a pretty good buy. 1 mistake alot of new investors make is they dont budget for issues down the road.

They often make a lot of mistakes.

When I analyse some deals I over due the cost, calculating the holding periods and any other cost evolved because of the fear of making a mistake.

Make mistakes of ambition and not mistakes of sloth.

Buy SFRs and small MFs....but that's a slower road IMO and you are assuming you will do everything right....probably not....like all of us you'll make mistakes, lose money perhaps, etc...do you have time or the temperament to put up w/that as you may near retirement?  

Garmeon, "late to the game" typically correlates to "not as many stupid mistakes."

It was my mistake being a soft hearted person; last Sept I accepted a "mom" who claimed she supporting her daughter for college so shes renting a room from me while her daughter staying at dorm.  

That could have killed another project, but thankfully there was a lot of room in the deal so I could make those mistakes on my first project and still make a profit.
