That'd be easy to google.My overall advice would be to look for a part time job in real estate (either at an agency, analyst intern, mortgage co, etc) while you're a student and if you really want to invest in RE at this point, do it through a REIT or some publically traded company like CapitaLand (an example, not my stock pick) until you have a bit more saved.

This practice of renting by the room is very common in college towns; you can probably get some good ideas from the websites of these type of rentals, including rules, applications, & leases.

Being a college student, you do not need to show two years of previous employment history, as being a student trumps any sort of required employment (you may have to provide transcripts).

Some lenders require all members with > 20% ownership to provide financial information and sign personal guarantees for loans.Clear LLC documents that define what happens when something doesn't go well (such as needing additional capital) or when someone wants/needs out (they need $ for JR's college and didn't think you'd be in the deal this long) are critical.

Its my understanding HOA's are required to have an outside review every three years conducted by an outside firm with an internal review for the two year balance by the HOA.

I'd say if you haven't ever taken an a accounting class in your life find a pro who knows how to do it right. 2nd - go take that accounting class at a community college even if you hire someone, if you think a profit and loss statement is how much cash you are putting in your pocket all the more reason to.

I had a 2012 Jeep Grand Cherokee with 20k miles, that I purchased 2 years ago with financing after selling my dodge charger in order to save cashflow to fund my Roth and my sons college fund (got a rate of 2.5% so it was a no brainer).
