@Joe Gogal College Park is a good idea as well, you can really maximize rent by the room numbers there since the University inflates housing prices.

It seems to me that people think inflation is basically price increases and when inflation comes down to again, the price increases will basically reverse to where they were before, because inflation is just temporary he said.

I believe that stocks are ~30% inflated right now based on P/E ratios, so I wouldn't sell and put that equity into stocks personally.

@Dan Cahill, I generally agree with Bob, and I also see a lot of reasons why the market is not cooling down, primarily construction costs will keep any existing product inflated (when compared to years ago) and when those do calm down, general inflation will have likely pushed your value anyways.While not specifically a NNN deal, I still think about how "frothy" the 2006 single family (and commercial market) was too.

I don't think he will as dealing with a tenants passing is difficult and I believe his damage  numbers were inflated as he did the fix himself over the the last month and can't bill for his time.
