Hey Chris, So much plays a role in prop taxes & here in Fort Worth, TX my prop taxes are $3,500 on a $185,000 house.

I am considering relocating in a few years to the Port Charlotte area, but could also go all the way south to Fort Myers. 

I'm digging deeper into the Fort Myers area for acquiring rental properties - ideally BRRRR in the sub $150k range.From the data I've been able to gather so far, it looks like the best neighborhoods in terms of price to rent ratios are:* Tice* Pine Manor* Harlem HeightsSeems like both Tice and Pine Manor are on the higher end of crime stats with fairly poor schools.

any Investors impacted with Hurricane Ian, I heard lot of damage in Cape coral , Fort Myers, Punta gorda etc...the whole west cost of FL seems impacted.

Fort Lauderdale area- there are not too many areas that have multifamilies.

Also, I did a brief research and saw that both Fort Bend and Harris counties increased in DOM, but only Harris county price had drop about 3% YOY.
