I've heard great things about RQ but found it useless in Texas (a nondisclosure state), great in other areas of the country, where disclosure policies allow the info to deliver more accurate info.

Therefore, it is impossible to tell exactly how different actions will affect your score, unless you have somebody on the inside of the credit bureau who can deliver the up to date algorithms.

I'll concede that liquidity (although some hedge fund managers put the breaks on cashing out last week) might be more fluid at the moment, but Wall Street only delivers two areas for profit:- Value appreciation (by way of speculating)- Dividend payouts (which is so trivial it barely registers)Liquidity isn't profit.

It will always be items people truly do not want to pay for, example I do not want to pay for the bed and bed spring separately, I do not want to pay a waiter for delivering my food - but I do and I tip 20%, I do not want to pay for delivery of an item ordered online - I had to wait for it to come when back in the day I could get it from the store on my own.

We as a group settle on our terms of what we are willing to give and/or give up.The meeting takes place in another city and I remain behind in San Antonio and ask all my prayer warriors to pray for guidance and protection.The meeting goes very well and the "hefe de hefes" aka the investor extends his hand across the table to our lead associate projecting an agreement in terms (50/50 split of profits).Later that evening one of his right hand men calls one of our associates and states the investor felt he could have negotiated a 60/40 or 70/30 split instead benefiting their side.With this information, the lead associate and I discuss our options realizing if this investor reneges on his word, regardless of business or whether he has the capacity to deliver up to $15MM in investment in our project...

So, I decided to consolidate as much of my material shopping as possible to one store (Home Depot), spent a bunch of time scouring Home Depot to pick out the exact materials I'd use on every rehab, put together a spreadsheet of all these materials (and their SKUs) and spent some time getting to know one of the guys at the contractor pro desk.Now, when I get a house, I mark my spreadsheet with the quantity of each item I need, I fax it to my guy at the pro desk, he quotes me a price, charges my credit card and has the materials delivered the next day.
