I agree you'll have to pretty much throw out everything he put in three numbers and do a lot if work to figure out what the real expenses are.

We are in a extremely competitive market, but if you take the time to learn and put in the work you will find deals!  

We recently were dealing with a fsbo and put in what we considered to be a reasonable offer based on the issues with the property.

But for me they were pretty lame.I bet there are more people making it big without such distractions vs people that made it big because of such meetings.

Sometimes partners view funds put in my members as loans and those get paid back in addition to splits, so if partners A & B put up money, but partner C did not, then A & B get paid back with interest over time alongside a 3-way split of profits.

As a long-term buy-and-hold investor, that's going to be some combination of cash flow and CoC return.So, don't be distracted: Chasing appreciation will only break your heart, and occasionally (as in 2007), your entire portfolio!

However the home flooded 7 years ago and I will have to put in 5k in repairs. 

@Don Wilson I'm triying to get involved in a Tax Lien investment world, but they are out there so many false providers doing seminars and promise a "Holly Grail" softwares and quick methods that put in jeopardy your money...Be careful and let me know if you find someone with good reviews that we can trust.Thanks

As a filipper my costs are a lot higher compared to a buy and hold investor.A flipper will put in new carpets, refinish the floors, paint the walls etc. etc.A buy and hold investor will NOT do any of that stuff.
