With title problems there is no incentive for anyone to address condition.Owners title insurance doesn’t cover consequential damages... read the policy, it is clear how damages are calculated and when.Check the contract... does it say the buyer takes the property subject to violations, etc.

@Daylen Fiallo  I think this depends on your strategy.If your strategy is to buy and hold - I would HIGHLY recommend going with a RCV (Replacement Cost Value) policy which is offered by many carriers.
