There is really no way to tell if the sheetrock is wet until you remove the tile

Ok....I have been desperately trying to figure out how to jump it to this game without getting wet when I just decided to dive right in head first with all of my clothes on!

I've yet to find one who had any depth of knowledge on building codes beyond the extremely obvious, could spot building violations beyond something extremely glaringly obvious and none of them have x-ray vision.Jetted tubs with no access to pumps, lack of required dedicated electrical circuits, missing outlets, dangerous electrical issues such as lighting in wet areas, wire nutted connections  together and buried in a wall, miss-wired electrical panels, extension cords used for wiring buried in walls, bathroom exhaust fans that aren't vented anywhere... that's just a tiny list in one small category that are witnessed over and over again in flips that had home inspectors involved in the sale.

I'm thinking the way forward is a laminate like the one above and nice premium vinyl tiles for kitchens and wet areas. 

In the time between the signing and the title being completed, I had to find housing for this woman who was completely unhygienic, smelled of wet dog, and never cleaned her house once.

When I said there were missing items I meant missing original wet ink Security Deed from collateral file.

If you are not scare to get your feet wet, face the possibility of dealing with tenants, then get rid of the property manager and do it yourself.

By forming a well-rounded view of what home flipping entails before you get your feet wet, you may be able to avoid the usual pitfalls.
